About Greater Kailash 1

Greater Kailash 1 is an established, affluent South Delhi neighbourhood — not a single uniform colony, but a mix of quiet residential blocks and busier commercial pockets. Outer Ring Road runs along the eastern/northern side. M Block Market is the best-known landmark in GK 1: shopping, cafés, restaurants and everyday services, and usually the easiest way to describe GK 1 to someone unfamiliar with Delhi. N Block Market is a second, more neighbourhood-oriented commercial pocket. The internal residential streets away from the markets are comparatively quiet.

Nehru Place sits immediately next door and is one of the area's major commercial/IT landmarks. Kailash Colony, Greater Kailash 2, East of Kailash and Chirag Delhi are all close by. For the metro, Kailash Colony and Nehru Place stations (Violet Line) are the most useful for most of GK 1; the Greater Kailash station on the Magenta Line mainly serves GK 2 and nearby areas rather than every part of GK 1.

Who rents and buys in GK 1

GK 1 is not primarily a student neighbourhood, though students are present. The main segments are:

• Established families — often relocating within Delhi or NRI owners who keep a South Delhi property, drawn to the location, land, and proximity to good schools and markets rather than a flashy building.
• Corporate / company leases — senior executives and expatriates whose employers need furnished or semi-furnished housing, typically preferring larger builder floors with good parking, security and modern interiors.
• Senior professionals working around Nehru Place, Saket, Okhla and Central Delhi, who value the metro access and social infrastructure.

Rents and property values in GK 1 generally position it toward professionals, families and higher-income tenants rather than the budget/student segment, which tends to concentrate in more affordable South Delhi pockets.

The property stock

GK 1 differs from a typical apartment-based Delhi locality — the dominant housing type is the independent builder floor, not a society apartment. Most properties sit on plots broadly in the 200–500 sq yd range, though sizes vary. A plot is commonly redeveloped into ground, first, second and sometimes third floor, each independently owned or rented, with separate or shared parking and independent or semi-independent entrances. You are typically renting or buying one floor of a plot, not a flat in a large complex.

Kothis and larger independent houses still exist where older properties haven't been subdivided or redeveloped — these carry a very different investment profile given the land value involved. Society/apartment-style flats are present too, but are not what best characterises GK 1 as a whole. The right mental model is: established plotted residential colony + builder floors + kothis + some apartment housing — not "a society apartment neighbourhood."

How the blocks differ

GK 1 is not one homogeneous micro-market — the exact block matters for both price and day-to-day living.

• M Block — the most commercially prominent block, built around M Block Market. Exceptional convenience for restaurants, cafés, shopping and services, but that also means more traffic, pedestrian activity and noise on certain stretches. A property close to the market isn't automatically the better choice than one on a quieter street nearby.
• N Block — its own, smaller market with a more local, residential feel than the M Block Market environment.
• Other residential blocks — the quieter internal blocks appeal to buyers and tenants who prioritise privacy, larger plots, less congestion, easier parking and a more traditional South Delhi residential feel.

Block, road width, frontage and proximity to the market can materially affect both desirability and price within GK 1 — it is worth asking specifically which block and street a listing is on.

What tenants should check

• Which block and how close to M Block / N Block Market — trade-off between convenience and noise/traffic
• Whether the floor has independent or shared parking, and independent or semi-independent entrance
• Furnishing status if you need a company-lease-ready property
• Which floor of the building (ground/first/second/third) and any lift availability
