Defence Colony is an established, leafy South Delhi colony built around a central commercial market, with quiet residential blocks of low-rise houses and builder floors. It was originally developed in the post-Independence period for defence personnel — which explains both the name and its planned-colony character — and is today one of South Delhi's premium residential addresses.
It sits in a strategic part of South Delhi, bordered by Lajpat Nagar, South Extension, Greater Kailash 1, Lodhi Road, Jangpura and Andrews Ganj. Major roads around it include Lala Lajpat Rai Marg, Ring Road and the Defence Colony Flyover. There is no metro station inside Defence Colony itself — the main access is Lajpat Nagar Metro Station (Pink and Violet Lines), with South Extension on the Pink Line a useful alternative depending on which side of the colony you're on.
Defence Colony Main Market is the landmark everyone knows — not just a convenience market, but a significant South Delhi dining, shopping and lifestyle destination with restaurants, cafés, boutiques and bakeries.
Defence Colony is not primarily a student-rental locality — the area's economics naturally push the tenant and buyer profile toward affluent households.
Students are present but are not a market to build a Defence Colony rental strategy around — the price point naturally suits families, senior professionals, and corporate/executive tenants first.
Builder floors are now a very significant part of Defence Colony's residential stock, commonly in 3 BHK and 4 BHK configurations (occasionally larger), with ground/first/second/third-floor arrangements, independent entrances, dedicated parking, lifts in newer redevelopments, and terraces in some configurations. (One current third-party property-market source put builder-floor apartments at around 80% of listed Defence Colony properties for sale in its sample — a listing snapshot, not a census of the whole colony.) Independent houses and kothis still exist and matter — older bungalows and original structures, some since redeveloped into premium multi-floor buildings, keeping the underlying land value an important factor. There is some apartment/society-style housing too, but the better description of Defence Colony overall is: original plotted houses + independent houses + extensive builder-floor redevelopment + a smaller amount of apartment housing.
Plot sizes vary rather than following one standard — current listings span roughly 200 sq yd up to 400+ sq yd and beyond, so it is worth checking the specific plot size on any listing rather than assuming a single "typical" size.
Defence Colony is commonly described as having five residential blocks: A, B, C, D and E — but the bigger distinction is usually the specific road and position within a block, not simply "one block is expensive, another is cheap."
For assessing any specific property, block alone matters less than: block → street → road width → plot size → floor → age of construction → parking → lift → frontage → proximity to the market/park/main road.
Corporate and expatriate tenants in particular look for larger, furnished or well-renovated floors with dedicated parking and a lift — worth highlighting these details when listing. DelhiNCRHub's South Delhi team, based from our Defence Colony office, can advise on positioning a property for the family, professional or corporate-lease market.

An established, leafy South Delhi colony built around Defence Colony Main Market, originally developed for defence personnel post-Independence. Today it is one of South Delhi's premium residential addresses, made up of builder floors, independent houses and kothis across five blocks (A–E).
There is no metro station inside Defence Colony itself. Lajpat Nagar Metro Station (Pink and Violet Lines) is the main access; South Extension on the Pink Line is a useful alternative depending on which side of the colony you are on.
Mainly families, senior professionals (executives, lawyers, doctors, consultants) and corporate/expatriate leases for furnished or well-renovated floors. It is not primarily a student rental market.
Builder floors (commonly 3–4 BHK) now make up a large share of the residential stock, alongside independent houses and kothis — some since redeveloped into multi-floor buildings — plus a smaller amount of apartment/society-style housing.
Plot sizes vary rather than following one standard — current listings span roughly 200 sq yd up to 400+ sq yd and beyond, so it is worth checking the specific plot size on any listing.
A Block has the strongest access to the main market, which brings convenience but also more traffic and parking pressure nearby. B, C, D and E blocks tend to feel more purely residential. Within any block, the specific street, plot size and building age usually matter more than the block letter alone.
Which block and how close to the Main Market, whether parking is dedicated, whether there is a lift, the floor and age of construction, and the furnishing status.
