Greater Kailash 1 is an established, affluent South Delhi neighbourhood — not a single uniform colony, but a mix of quiet residential blocks and busier commercial pockets. Outer Ring Road runs along the eastern/northern side. M Block Market is the best-known landmark in GK 1: shopping, cafés, restaurants and everyday services, and usually the easiest way to describe GK 1 to someone unfamiliar with Delhi. N Block Market is a second, more neighbourhood-oriented commercial pocket. The internal residential streets away from the markets are comparatively quiet.
Nehru Place sits immediately next door and is one of the area's major commercial/IT landmarks. Kailash Colony, Greater Kailash 2, East of Kailash and Chirag Delhi are all close by. For the metro, Kailash Colony and Nehru Place stations (Violet Line) are the most useful for most of GK 1; the Greater Kailash station on the Magenta Line mainly serves GK 2 and nearby areas rather than every part of GK 1.
GK 1 is not primarily a student neighbourhood, though students are present. The main segments are:
Rents and property values in GK 1 generally position it toward professionals, families and higher-income tenants rather than the budget/student segment, which tends to concentrate in more affordable South Delhi pockets.
GK 1 differs from a typical apartment-based Delhi locality — the dominant housing type is the independent builder floor, not a society apartment. Most properties sit on plots broadly in the 200–500 sq yd range, though sizes vary. A plot is commonly redeveloped into ground, first, second and sometimes third floor, each independently owned or rented, with separate or shared parking and independent or semi-independent entrances. You are typically renting or buying one floor of a plot, not a flat in a large complex.
Kothis and larger independent houses still exist where older properties haven't been subdivided or redeveloped — these carry a very different investment profile given the land value involved. Society/apartment-style flats are present too, but are not what best characterises GK 1 as a whole. The right mental model is: established plotted residential colony + builder floors + kothis + some apartment housing — not "a society apartment neighbourhood."
GK 1 is not one homogeneous micro-market — the exact block matters for both price and day-to-day living.
Block, road width, frontage and proximity to the market can materially affect both desirability and price within GK 1 — it is worth asking specifically which block and street a listing is on.
Corporate tenants in particular look for larger, furnished builder floors with good parking, security and modern interiors — worth highlighting these details when listing.
